Pacific Beach Real Estate

Bordered on the north by La Jolla, on the west by the Pacific Ocean, on the south by Mission Beach and Mission Bay, and on the east by the Interstate 5, Pacific Beach real estate offers the ultimate in laid back San Diego coastal living.  Traditionally populated by young people, college students, and surfers, "PB" is becoming older, more affluent, and more professional due to rising property values and corresponding rents.  Community nightlife is very popular for people who enjoy the casual restaurant and bar scene.  

Real estate investors have long found this to be a safe place for income property investment due to the very low vacancy rate.  A number of distinct neighborhoods comprise this casual beach town which is entirely in the 92109 zip code.

Pacific Beach Oceanfront

Pacific Beach oceanfront homes for sale are mostly comprised of condos and runs along what the locals call "The Boardwalk", a 3.2 mile pedestrian and bicycle path running from La Jolla south through Mission Beach.  Hotels, such as the Surfer Beach Hotel, the Best Western Blue Sea Lodge, and Tower 23 offer visitors excellent short term beachfront accommodations.  Oceanfront condos make for popular second homes and provide quality returns for investors who use the properties as weekly and short term vacation rentals.

North Pacific Beach

North Pacific Beach includes a mix of larger lots with single family homes and some attached townhomes.  Wider streets and a quieter area attracts young families and professionals who enjoy the casual beach lifestyle but want to be away from the commercial district of Mission Boulevard and Garnet Street.

Central Pacific Beach

Homes in Central Pacific Beach are a mix of single family homes, condo conversions, and well designed townhomes.  This area is a strong rental market and is a rental property owner's dream with the very low vacancy rates.  Due to the proximity to the beach, shopping, and nightlife, this area is largely populated by college students and the younger generation.

Crown Point

Crown Point is one of the more well thought of Pacific Beach neighborhoods, both for home ownership and rental properties.  The north shore of Mission Bay defines Crown Point, as does the spacious Crown Point Park, complete with miles of bike paths.  Bay view condos and single family homes enjoy the nightly Sea World fireworks shows.  

East Pacific Beach

East Pacific Beach homes are a mix of planned military housing and some well priced condos, rental apartments, and small single family homes.  This is the closest neighborhood to the freeway, and includes one of San Diego's landmark restaurants, the very first Rubio's Fresh Mexican Grill, where fish tacos became famous!

Congress Heights and Kate Sessions Park Real Estate

Congress Heights and Kate Sessions Park real estate comprises a little known neighborhood with million dollar single family homes featuring spectacular Sea Word fireworks, Mission Bay, and ocean views.  Homes here are all single family and resemble many of the finer homes found in La Jolla, without the La Jolla premium.  The area features Kate Sessions Park and The Soledad Club.

Mission Bay

Just a few blocks east of the ocean, Mission Bay properties are comprised mostly of low rise condos, along with a few upscale single family homes.  These homes can be a slightly less expensive alternative to those on the oceanfront, while still having a sandy beach.  Still in Pacific Beach, Mission Bay condos and homes are equally popular for residents, second homes, vacation rentals, and investment property.
